How it Works

1. Consultation Visit – 1 hour
We’ll meet in your house to walk through your space, understand your goals, and discuss how the extension could work for your home and lifestyle.

We’ll talk through your budget, ideas, timeframes and any planning limitations — and identify what’s realistically possible for your property.

This visit is the foundation for everything that follows, giving you clarity and confidence before we put anything to paper.

2. Design & Drawings
Once we’ve agreed the brief, you’ll receive a tailored proposal that includes:

Sketches or layout options to explore different approaches
Planning-ready drawings suitable for submission
Advice on planning permission or permitted development routes
Optional 3D visuals to help you visualize the finished space

We guide you through every step, ensuring the design suits your needs and is prepared for a smooth planning and build process.

3. Tender Pack (Optional)
If you'd like help finding a builder, we can prepare a clear, easy-to-quote-from pack with:

Final drawings
Notes on finishes and fittings
A project overview builders can refer to for accurate pricing

Initial Consultation – Free
A no-obligation site visit to explore your goals, space, and possibilities. You’ll receive honest advice on what’s achievable and the next steps.

Stage 1: Measured Survey – from £650
A detailed on-site measurement of your existing property, forming the basis for all design and technical drawings.

Stage 2: Planning Application Package – £1,600
Includes:

Proposed design drawings
Planning-ready plans, elevations and site layout
Supporting documents
Liaison with planning authority and submission on your behalf

Stage 3: Building Regulations Package – £1,600
Includes:

Technical drawings suitable for Building Control submission
Construction notes, section details, and specifications
Coordination with structural engineer (if needed)

Please note: These fees cover architectural design and documentation.
Additional costs will apply for:

Planning application fees
Building Control application fees (varies by project and local authority)
Structural engineer services (if required)
Contractor/build costs (subject to separate quotes)

We’ll guide you through each step transparently, so you know exactly what to expect.

All packages include a consultation summary. Travel within 15 miles of Cambridge is included. Additional hours or services can be added at a flexible hourly rate (£25/hour).
